The growth rate of householdconsumptionexpenditurehasnotyetrecoveredtothegrowthlevelbeforethepandemic,indicatingthattheeconomicrecoveryremaineduneven.Therewasmoreroomforproactivefiscalpolicyduringtheyear,whichboostedtheeconomy.Aprudentmonetarypolicyincreasedsupportforkeyfieldsandweaklinks.(ii)JewelryIndustry Undertheinfluenceofthepandemic,thedemandforjewelryhadbeendeferreduntil2021,whichbroughtaboutarapidrecoveryofthejewelryindustry.Thepandemicalsoacceleratedtheclearanceofsmallandmedium-sizedenterprises and stores with bad management, bringing about an increase in industry concentration and an improvementinthecompetitivelandscape.Sincethebeginningof2021,thedomesticgoldandjewelryretailmarkethasbeenrecoveringafterthepandemicwasfurthercontrolledinChina.FromJanuarytoAugust,thetotalretailsalesofgold,silverandjewelryconsumergoodsreached198.04billionyuan,ayear-on-yearincreaseof43.4%,whichwasalsoanincreasecomparedto2019,themarketdemandincreasedsomewhat.However,thecompetitionforthesinkingmarketsharewasfierce,thehomogenizationandpricewarsintensified.Atthesametime,thepolicyofdeferredconsumptiontaxonjewelryandjadehadbeenpromulgatedformorethanoneyear,buthas notbeenimplemented yet, the import rate exceptfor diamonds was high, andthe motivation forenterprisestooperateincompliancewasinsufficient.Thedifferentiationofthejewelryindustryhasbecomemoreandmoreobviousunderthepandemic,thesalesvolumeofleadingenterprisescontinuedtogrowwiththeiradvantagesinbrandsandchannels,andthejewelryornamentshascontinuedtoincreasemarketsharewiththepromotionofe-commerceandlivestreaming,whileitisincreasinglydifficultforsmallandmedium-sizedbrandslackofinnovationtooperate. (iii)Commercialoperationindustry TheoverallsupplyofrentalserviceinShenzhenexceedsdemand,thevacancyrateofsomeofficebuildingsandcommercialshopshasincreased,andtheunitrentalpriceofshopsandofficebuildingshasdroppedsignificantly.Workingfromhomehasalsoreducedthedemandforrentalstoacertainextent.Therequirementsforoperatingservicemodelsandoperatingstandardsofcommercialentitieshavebeenfurtherenhanced.(iv)Automobileindustry New energyvehicleshave become thebiggestbrightspotintheautomobile industry,whosesalesvolumeincreasedby157.57%onayear-on-yearbasis,andproductionandsaleshitarecordhigh.Theimpactofpandemiconfuelvehiclesexceededexpectations,andtheimpactonnewvehiclesalesandafter-salesservicewashuge,especially for mid-to-low-end brands. The chip supply crisis intensified, and various auto manufacturers significantlyreducedproductionandstoppedproduction.InAugust,September,andOctober,mostmanufacturersreducedproductionbymorethan50%,whichdirectlyaffectedthebusinessofeachstore.Theimpactofthenewinsurancepolicyandannualvehicleexaminationpolicyissuedattheendoflastyearbecamevisible,andthemaintenancebusinessandoverhaulbusinessweresignificantlyreduced.II.MainbusinessesoftheCompanyinthereportingperiod MainbusinessoftheCompanyduringthereportingperiodwasjewelryservicebusiness,commercialoperationmanagement;salesofautomobile,testing,maintenanceandaccessoriessales.1.Jewelryservicebusiness:Establishedforjustoveroneyear,TellusGroupJewelryBondedPlatformhashadmorethan200settledenterprisesandnearly400serviceenterprises,achievedthetotalamountofimportandexportof2.3billionyuan,andpaidimporttaxofmorethan30millionyuan.Theimportamountofpearlaccountedfor53%ofthesameperiodthroughoutthecountry,andthedomesticsalesofcoloredgemsaccountedfor39%ofthesameperiodthroughoutthecountry.Inordertostrengthenthethird-partyservicecapabilityofdiamonds,thecompanyestablishedShanghaiFanyue,amembercompanyoftheShanghaiDiamondExchange,inJune,andcarriedouttrialoperationattheendofAugust,realizingtheclosed-loopservicefromthebondedexhibitiontransactiontothegeneraltradeimportofdiamonds.Accordingtomarketdemand,thecompanyhasreshapedthesafedepositboxservice,soastomainlyachievebreakthroughsinsafedepositboxsalesbyrelyingon the service modeldesign application scenarios of bonded platform, and actively expand other business scenarios. 2.Commercialoperationmanagement:ThemonthlyoccupancyrateofthetowerofTellusJewelryBuildingwas99%allyearround,andtheoccupancyrateofpodiumbuildingwas95%bytheendoftheyear.TheBuildingheld20"HeartWarming"activitiesthroughouttheyear,itinvitedhigh-qualitycommercialtenantstoattendtheShenzhenInternationalJewelryFairforthefirsttime,andsuccessfullyupgradedtobetheShenzhenMunicipalCulturalandCreativeIndustryPark.Thecompanymadeoutstandingachievementsinenergysavingandcarbonreduction,andtheBuildingwasawardedthefirstthree-stargreenbuildinginLuohuDistrict.TheoccupancyrateofTellusLifeExperienceHallreached98%bytheendoftheyear,andthetraditionalpropertystillmaintainedanaverage annual occupancy rate of 99% in the unfavorable market environment. In terms of management,internalizedtheconsultingandresearchresults,improveditsownoperationsystem,andcreatedahigh-qualityserviceexperience.Innovatedthewayofpublicityandpromotion,andshotvideoofshopsviaTikToktohelpthemerchantsgainbothfameandfortune. 3.Automobilesales,testing,maintenanceandpartssales:Intermsofautomobilesales,increasedmonthlyin-store marketingactivities,adjustedsalespoliciesinatimelymanner,optimizedinternalandexternalpromotionpolicies forvaluechainproductsofnewvehiclessales,andpromotedtheincreaseinsalesaddedvalue.Intermsoffuelvehiclemaintenanceservices,timelysolvedcustomerproblemsbytelephonefollow-upandremotediagnosistofaultyvehiclesthroughtheInternetofVehiclesfunction;improvedcustomerexperiencethroughdigitalmarketing; improvedcustomerviscositythroughtheestablishmentofaone-customer-one-groupsystemandthesalesofservicepackagesformultipleregularmaintenance;turneddissatisfiedcustomersintoloyalcustomersthroughcustomer complaint deduction; increased the output value of customer maintenance orders through keycommoditymarketing.Intermsofnewenergyvehiclemaintenanceservices,comprehensivelystrengthenedtheafter-salesserviceofXiaopengnewenergyvehicles,especiallycustomerexperience.III.CoreCompetitivenessAnalysis 1.Deeplycultivatethejewelryindustry,playtheidentityadvantagesandbuildanindustrialplatformSolidlypromotedthethird-partyecosystemconstructionofthejewelry,whichrapidlyimprovedthecompany'spopularityandinfluenceinthejewelryindustry.Thecompanykepttryingtoinnovatebusinessmodelsandsteadilypromotedtheimplementationoftransformationprojects,gavefullplaytothecreditadvantagesofastate-ownedlistedcompanyandthephysicalplatformresourcesinShuibeiarea,ajewelryindustrygatheringplace,andwentdeeplyintothejewelryindustrychainsoastohelpthejewelrythird-partybusinessachieveleapfrogdevelopment.In2019,ShenzhenTellusBaokuSupplyChainTech.Co.,Ltd.wasestablishedtocarryoutjewelry supply chain business, which consolidated the third-party service foundation for jewelry. In 2020, ShenzhenJewelryIndustryServiceCo.,Ltd.wasestablishedtoprovideservicessuchasbondedexhibition,bondedwarehousing,customsdeclaration,logistics,andsettlement,whichshallbebuiltintoacomprehensiveelementtradingservice platformwith internationalinfluenceintegratingjewelry rawmaterials andfinished products exhibition, spot trading, testing, identification, design, processing, e-commerce, financial services, insuranceandsoon.In2021,ShanghaiFanyueCompanywasestablished,whichrealizedtheclosed-loopservicefromthebondedexhibitiontransactiontothegeneraltradeimportofdiamonds.Asanimportantstartingpointforthegroup'sstrategictransformation,ShenzhenJewelryhassignificantlyimproveditspositioninthenationaljewelryindustrychain.ThesuccessfuloperationofShenzhenJewelrywashighlyrecognizedbybothmunicipalanddistrictgovernments andcustoms inShenzhen, whichenhancedthecompany's position inthejewelryindustrychain. 2.AbundantpropertyresourcesprovidestablebusinessincomeandfinancialsupportTheCompanyisthelargestowneroftheTellusGmanGoldJewelryIndustrialParkintheShuibeiarea,TellusShuibeiJewelryBuildinghasbeenfullyputintouse,andtheconstructionprojectoftheTellusJinzuanTradingBuildingisprogressingasplanned.Atthesametime,thecompanywillconstructaninnovativeindustrialprojectsinBuxinareathatconformtotheoverallstrategiclayoutofthecity,districtandtheCompanythroughrenovation.Inaddition,theCompanyhasalargenumberofpropertyresourcesinLuohuandFutian districtofShenzhen,onthebasisofmaintainingthestabilityoftheoriginalleasingbusiness,thecompanywillactivelypromotetheimprovementofpropertyqualityandtransformitsoldpropertiesfromthetraditionalmethodofsimpleleasingtothedirectionofpropertyassetoperation,soastofullyenhanceandtaptheaddedvalueofthepropertybrand,bringstablebusinessincomeandcashflowtothecompany,andprovideasolidfoundationforthecompany'slong-termdevelopment. IV.Mainbusinessanalysis 1.Overview Duringthereportingperiod,underthecorrectleadershipofthepartycommitteeandtheboardofdirectors,andwiththejointeffortsofallstaff,thecompanyforgedahead,seizedopportunities,andgenerallypresentedadevelopmenttrendof“steadyprogressandqualityimprovement”,whichtooktheinitiativeinthegoodopeningth ofthe14 Five-YearPlan. (1)The third-party business of jewelry achieved leapfrog development.The construction ofthe third-party ecosystem of jewelry was solidly promoted. As an important starting point for the company's strategic transformation,ShenzhenJewelryachievedremarkableresults,andthesupportingandderivativeservicesbecamemore complete. Shanghai Fanyue Company realized the closed-loop service from the bonded exhibitiontransaction to the general trade import ofdiamonds. Baoku Supply Chain Co., Ltd. reshapedthe business positioningofsafedepositboxes,relyingonservicemodeldesignsapplicationscenariosofthebondedplatform.(2)TheconstructionandoperationofTellusGoldDiamondTradingBuildingprojectmadesteadyprogressasplanned.Thecompanyovercametheimpactofthepandemicandtherainyseason,tookmultiplemeasures,suchasalternativeconstruction,optimizationofprocedures,designingofmainstructure,andcompletedthephasedgoalofcappingthemainbuildingwithhighqualityinadvance. (3)Commercialoperationandmanagementcapabilitiessignificantlyenhanced.ThetowerofTellusJewelryBuildinghadanaverageoccupancyrateof99%,andtheoccupancyrateofpodiumbuildingreached95%bytheendoftheyear.Thecompanycontinuedtoimprovetheservicequality,andachievedoutstandingresultsinenergysaving and carbon reduction.
